January 2025 Enhancement
Bulk assign or unassign documents to contacts, units or tenancies as well as sharing options.
Assign a document to a unit allows that document to be shared with any active tenants in that unit via their Tenant Portal.
Bug fix
One of the packages that Landlord Vision is built on had some code that was not compatible with some earlier versions of Safari. Tis was causing the software to crash when using affected browsers. This issue was fixed by the owners of the package and we updated to their latest version.
December 2024: Enhancement
Email scanned receipts. Landlord Vision now gives you an email address to send your receipts to, very handy if the receipt is in your inbox. Alternatively give the LV address to your supplier and the receipt will be ready to turn in to a bill just seconds after they send it. Expenses > Scanned Receipts.

Reconciliation correlation. See what transactions are reconciled with which bank statement entries and vice versa just by clicking on it. Very handy for untangling yourself if you have accidentally reconciled against the wrong item. Banking > Accounts > open the account > Account Transactions and Bank Statements.
Refactor of the way bank statement transactions are being displayed, now showing them in drawers.
Added capability to record details against safety certificates and display them on the certificate listing.
Tenant Portal updates:
- Renamed "Contact Landlord" to "Landlord Information".
- Show both the contact name and company of the landlord if necessary.
Use binary file size display (1KB = 1024 bytes; we used previously 1000 bytes based contractions, which is usually not what operating systems use and the stated file sizes in LV's UI did not match the size of the same file reported by the user's system).
Bug fixes
Prevented the closing of the find-a-match dialogs for reconciliation and payment allocation when a large reconciliation/allocation operation is in progress.
Fixed bug with user selection component when a member has not yet accepted the invitation.
Fixed bug that prevented the saving of user profile changes in Account Settings.
Fixed bug that unnecessarily showed the "Discard Changes" dialog after adding a repeating invoice from within a tenancy.
Fixed bug where occasional clicks/taps are missed on scrollable drawer tabs.
Fixed portfolio add form so that company and email are not hidden properties for the newly created owners (otherwise causes confusion).
Increased the maximum allowed request time on various levels, so that more complex request can run for longer before timing out.
Fixed portfolio deletion bug due to service desk settings not being deleted properly.
Fixed bug that was not allowing file uploads larger than 65 MB, even though the claimed max size was 100 MB. Now 100 MB are indeed allowed.
Fixed Open Banking issue where real transactions were not imported due to wrongly being considered duplicates.
Fix problem with the processing of ticket email replies with attachments.
Validate if tenancy store/update will lead to exceeding the maximum allowed active tenancies before doing any work towards saving the tenancy.
Fixed bug where mortgage change form would ask to discard changes after successful save.
Fixed percentage input to retain a decimal point entered at the end of the number while editing the value.
September 2024: Enhancements
Run P&L by property. As well as being able to produce a P&L for the whole portfolio, individual properties and everything that is not assigned to a property, you can now produce a P&L that breaks down each property individually in to a long list, and exports to separate tabs in a spreadsheet. Reports > All Reports > Profit & Loss.
Resource Centre. Use the new resource centre to access the helpdesk, knowledge base, video library and checklists to help you get up and running. Find it in the bottom right hand corner of most screens.
Added the ability to filter by property to the reconcile find-a-match screen.
Added property filter to payment allocations find-a-match screen; extended transaction filter to work with multiple units/properties.
Increase max recipients for emails to 30.
Bug fixes
Fixed bug with prompt dialog asking to discard unsaved changes when not applicable.
Added a limit of 30 items when selecting reconciliation targets in find-a-match (to prevent request timeouts and give users more sensible errors/warnings rather than just Server Error).
Added a limit of 30 items when selecting payment allocation targets in find-a-match.

August 2024: Enhancements
Tenant Service Desk. Allows your tenants to report maintenance issues and other queries from within their Tenant Portal. Messages appear as tickets within the service desk which you can either respond to or escalate to other team members. Communications > Tenant Service Desk.
Work orders. Allows you to raise work orders for third parties, get quotes and instruct for work to be done. Also receive invoices for the work once complete which then goes to the Scanned Receipts area. Find it in the Maintenance section.
Indicate contacts with unsubscribed emails in the Contacts section.
Changes to the dashboard.
- Refactored all dashboard widgets to be of the same width.
- Implemented masonry-like layout capable of 4, 3, 2, and 1 column layouts, that can easily allow the placement of any dashboard widget in any column and in any order.
- "Early Warnings" widget to notify about soon-to-expire certificates, insurances, etc. Replaces the dedicated expiring/expired cards for each entity.
- "Expired" widget to notify about expired but yet un-archived certificates, insurances, etc. Replaces the dedicated expiring/expired cards for each entity.
- Decoupled "Income" and "Expenses" cards so that they can be moved independently of each other in the eventual dashboard customisation solution.
- Added "Service Desk" widget to notify about new tickets and tickets with new messages.
Filter to only show contacts who have unsubscribed.
July 2024: Enhancements
Tenant Portal. Give your tenants access to their own log in where they can view their information and anything you have shared with them. Invite your tenants in Contacts > three dots > Invite to Tenant Portal.
Automatically email future invoices. Set up your repeating incomes so that the invoices will be raised ahead of schedule. This allows you to automatically send emails out ahead of the due date so your tenant has time to deal with it, rather than them receiving the message on the day the rent is supposed to be paid. Income > Repeating > Raise invoice in advance.
Reconcile future invoices. If a tenant pays their rent early, we now have a few ways to raise rental invoices before they are due, without the invoice being raised twice. These can be found in the following locations:

Income > Payments > Allocate > Three dots > Add to Repeating Income
Income > Repeating > Three dots > Add repeating Invoices
Enter the number of invoices you want the software to raise and they will be available to add payments to.

Reconciliation target auto-matching now considers due date of invoices.
Bug fixes
Fixed bug that was making the contact edit form extremely sluggish.
Fixed bug where agent bills would get duplicated.
Fixed access problems to income/expense invoices when the other type of them is denied by member permissions.
June 2024: Enhancements
Reconciliation filters. Filter the Reconcile page to speed up getting through a lot of data. Sort by date, show only incomes or expenses or filter by free text to show everything for a person, with a particular reference or for a certain amount.
Welcome Pack. Produce a welcome pack for your tenants with all of the information they need from data stored within the Properties section. Look for the Shared With Tenants tick box to make it available on this report. Tenancies > open a tenancy > Add Legal Document > Welcome Pack.
Cash Flow. Produce a cash flow report showing all of your incomes and outgoings on a month by month basis. The report also shows what you can expect over the next few months based on your repeating incomes and repeating bills to give you an idea of what your position could be in a few months time. Find it in Reports.
Target Rents Report. Compare target rents with actual rents to see how your portfolio is performing. Target rents are based on the Target Rent with a property whereas actual rents are based on the Repeating Incomes assigned to that property. Find it in Reports.
Task Reminders. Get Landlord Vision to email you when or before a Task is due. Set up a number of days or hours beforehand, or just set a specific time and date. Events > Tasks.
Worksheets. Raise job sheets for your maintenance team (if you have one) including details of the job, where the job is and who to contact for access. Events > Tasks > Three dots > Email Worksheet / Download Worksheet.
List all landlords on Statement of Account.
May 2024 Enhancements
Added missing calendar filter to only show events about warranties.
Repeating invoices and bills are returned as well when using event type filters to show Invoices and/or Bills.
Bug fixes
Fix for missing bank statement transaction spent amount in mobile mode
Fixes to the P&L and Income Tax Report for cases where income invoice lines use expense accounts or expense invoice lines use revenue accounts, and likewise for journal lines.
Changed the account sub-type for Land Registry Fees and SDLT.
April 2024: Enhancements
Configurable Early Warnings. Set different early warning periods for each event type allowing you to be notified earlier or some events than other ones. Includes expiring safety certificates, expiring tenancies, expiring mortgages etc. Settings > Early Warning Settings.
Property Gallery. Show a list of images for a property with the date of upload. Properties > open a property > Gallery.
Target Rents. Record what rents you need for a property or unit. The actual rent is recorded in the tenancy. Properties > Target Rents.
Dashboard cards for expiring things navigate to listings filtered for date periods as per the warning settings.

March 2024: Enhancements
Meter Readings. Record meter readings and assign them to a property or tenancy (or both). Filter and export the data. Properties > Meter Readings.
Tenancy Check in / Check out. A check list of items to be aware of when tenants arrive and when tenants leave. Tick the boxes to record that they are done. Tenancies > open a tenancy > Check in List, Check Out List.
Utility Suppliers. Enter details of the companies who are connected to each of your properties for ease of reference later. Filter and export the data. Properties > Utility Suppliers.
White/Brown Goods. Record details of electrical items within a property, including purchase date, amount, make and model as well as who the warranty is with and when it is due to expire. Filter and export the data.. Properties > White/Brown Goods
Invoice template updates. Add a header to your invoices so your tenants know who the invoice is from and also payment instructions to the bottom so they know where to pay to. Settings > Document Headers and also Invoice Settings. This release also brought in invoice numbers, which were not present before.
Data Export. Now all of the data entry screens like Properties > Safety Certificates, Tenancies, Contacts and more can be exported to a spreadsheet. Look for the green down arrow button next to the search bar at the top of any screen where there is a list of items.

Fixed bug with document attachments to invoices and bills.
February 2024: Enhancements
Accounting data lock. Set a date before which you and your users cannot make changes without permissions. Prevent accidental change of completed data. Manage Portfolios > Three dots > Edit > Accounting Data Lock.
Import data. Import your basic property and tenancy data in to a portfolio to get you started. Manage Portfolios > Three Dots > Import.
Added new Open Banking banks.
Bug fixes
Remove already reconciled transactions from the matching transactions list upon reconciling something.
Fix problems with date calculations of generated invoices of repeating invoices, tasks, and tenancy fixed term duration, with monthly periods on dates near the end of month.

User access control. Grant permissions for your users to have access to certain features or portfolios. Name Bar > Team.
Activity log. Tracks all activities in the software. Use it to see when something was added, edited or deleted, and by whom. Manage Portfolios > Three dots > Activity Log.
New reports page listing all reports, with feature to select favourite reports.
Automatically lead users after login to the latest instance and portfolio they have used.
UI to notify and allow people to sync repeating income expiry with the expiry of their related tenancies.
Added missing Net Profit to the print view of the P&L report, and removed unnecessary page break between income and expenses sections.
Added scrollbar to the message multiline text field used when creating mail merge messages or email templates.
Changed CGT report to show capital gains expenses for all property units when filtering by property.

November 2023: Enhancements
Capital Gains. A quick overview of your capital gains liabilities based on your latest valuation or sale price.
Trial Balance. Check the debits and credits on each of your accounts.
Nominal Ledger. A breakdown of all of the transactions you've recorded.
Occupancy Overview. Use this report to see which properties were vacant and when on a month by month basis. You can also export the report for further analysis.
Find them all in the Reports.
Key tracking. Record details of your keys, including who has them and where they are. Check your keys in and out if you have a high turnover of keys. Run filters on the Keys page and export reports. Properties > Keys.
Display journal transaction details in Profit and Loss and Income Tax Report.
Make tabs scrollable in the tenancy detail view drawer.
Bug fixes
Fix to a problem with displaying the available mail merge fields panel.
Excel exports now show the exact export time, as per Europe/London time zone.

October 2023: Enhancements
Aged Payables and Aged Receivables. See the current balance of each of your tenants and suppliers and how much they owe you, or you owe them. Also check the balances on a particular date for historical reporting. Export the data by summary or by contact to a spreadsheet. Find them in Reports.
Accounting Journals. Record movements of money in to and out of nominal non-bank accounts. Banking > Journals.
Updated the Profit and Loss filters to allow filtering by unit and to use the combined property/unit selector.
Bug fixes
Fixed bug due to which clicking the mobile Profit and Loss cards was trying to navigate to invalid links to invoices or payments.
Fixed bug in Profit and Loss which upon changing filters caused invoices from another section to be erroneously displayed under Unallocated Payments.
Fixed problem where the app's Content Security Policy was breaking the browser's built-in PDF viewer (we now load the PDF into the viewer directly from the API instead of passing it through the app as was previously done, thus circumventing the app's CSP entirely).
Clear selected items in tables when filter, search or page change.
Fixed multiple bugs with tenant unit selection and displaying in the tenancy form (regressions due to replacing the unit selection component).
Fixed problems due to which transfers could not be properly reconciled within the two involved accounts (reconciling in one caused it to erroneously appear reconciled in the other too).
September 2023
New product launched. Track incomes, expenses, payments, arrears, reconcile the bank account, produce tenancy agreements and get them signed, track certificate and insurance expiry dates, property details, tenancy details, contacts, right to rent and produce a number of reports, including accounting reports and a statement of account. Now more streamlined and mobile friendly with light and dark mode options.

Property Valuations. Valuations tab within the property details drawer listing the valuations of the property and all its units.
Inform users if a newer version of the app becomes available while they are still within a session initiated with old app code.
Allow adding a new unit from within the tenant unit selector in the tenancy form.

Bug fixes
Fix problem where selected items may be lost in Invoices/Bills, Payments, Repeating Invoices/Bills when resizing the screen in way that switches between card view and table view.
Fix synchronization issues on the tenancy form between Start Date, Opening Balance Date, and (rent) Starting From Date fields.
Fixes to tenancy deletion so that legal document drafts are cleared so the tenancy can be actually deleted.
Fixes to portfolio deletion that was being prevented due to uncleared document drafts, and nested folders preventing the deletion of their parent folder.
